How we can assist
Replacement proposals require evidence of the existing building, its lawful status and physical characteristics, alongside consideration of design, siting, access, integration and relevant council policies. An existing structure does not automatically confer permission for a replacement dwelling.
Our consultancy scope
- Building evidence
- Planning history
- Replacement criteria
- Design and siting
- Planning statements
How a project progresses
We begin with your objectives and site details, examine the relevant planning history and policy framework, identify constraints and discuss an appropriate scope of professional services. Where instructed, we coordinate the submission and provide updates as the application progresses.
What information should you provide?
- Site address or location map
- Details of existing buildings and lawful use
- Any previous planning reference numbers
- Sketches, drawings or photographs where available
- Your proposed use, scale and timescale
Important planning considerations
Requirements depend on the planning authority, the adopted development plan and any other material considerations. Technical reports and statutory application fees are separate unless expressly included in a written quotation. Planning approval is not guaranteed.
