Frequently Asked Questions

Answers to common questions about planning permission, countryside housing and applications.

Do I always need planning permission?

No. Some works may be permitted development, subject to restrictions. The exact proposal and property history must be assessed.

Can I build a house in the countryside?

Possibly, where the proposal meets an applicable planning policy route and other site-specific requirements. There is no automatic entitlement.

What happens if planning permission is refused?

Review the refusal reasons and applicable appeal deadlines. A revised application or appeal may be appropriate.

Do you guarantee approval?

No. The planning authority makes the decision. We provide independent professional advice and application support.

Do you work outside Belfast?

Yes. We serve all eleven Northern Ireland council areas.

Do you provide drawings?

Planning-stage design and drawing coordination can be included within an agreed scope.

Can I apply retrospectively?

In some circumstances an application can be made after works have taken place, but approval is not assured and enforcement risks may remain.

Is planning permission the same as building control approval?

No. Planning permission and building regulations are separate regimes, and other consents may also be needed.

Can you advise on commercial change of use?

Yes. We assess lawful use, proposed use, planning policy and potential impacts.

What information is needed for a site appraisal?

Usually the site address or map, development objectives, photographs and any planning history or drawings.
