NI Planning Permission LTD (“we”, “us”, “our”) is a private planning consultancy company operating in Northern Ireland.
We are not a government body, local authority, or public planning department. We provide independent, professional planning consultancy services to private individuals, landowners, developers, and businesses.
All services are provided on a commercial, fee-earning basis.
By accessing our website (www.niplanningpermission.co.uk) or using our services, you agree to be bound by these Terms & Conditions.
If you do not agree, you must stop using our services immediately.
We provide professional planning consultancy services including, but not limited to:
Site appraisals
Development feasibility assessments
Planning strategy and pre-application advice
Preparation and submission of planning applications
Planning appeals
Enforcement advice
Design coordination and consultancy
Written planning reports and representations
All advice is based on professional knowledge, experience, and relevant planning policy at the time of instruction.

All planning decisions are made solely by the relevant local planning authority.
A service is formally engaged only when:
A written quotation or fee proposal has been issued;
The client confirms acceptance in writing (email is acceptable); and
Any required deposit has been paid.
Until all steps are completed, no binding contract exists.
Fees will always be agreed in writing before work begins.
Deposits must be paid prior to commencement.
Invoices are due within 7 days unless otherwise agreed in writing.
We reserve the right to suspend work if payment is overdue.
All professional fees are exclusive of statutory planning fees, unless clearly stated otherwise.
Once a site visit is agreed and confirmed, it represents a booking of professional consultancy time.
Once a site visit has been:
Confirmed by the client; and
Carried out by NI Planning Permission LTD
the site visit fee becomes strictly non-refundable.
This fee is charged for professional time, expertise, assessment, and travel—not for a guaranteed planning outcome.
Cancellations made less than 24 hours before a scheduled visit may be charged at the full site visit fee.
All planning drawings and documents are provided in PDF format only.
We do not supply:
AutoCAD (.dwg)
Editable CAD files
Source design files
Any other editable format
unless previously agreed in writing and subject to additional fees.
Amendments requested after:
Issuing the initial draft, or
Submitting the planning application
may incur additional charges. Minor changes may be completed at our discretion.
All drawings, reports, plans, advice, and materials produced by NI Planning Permission LTD remain our intellectual property unless agreed otherwise in writing.
Clients may not:
Reproduce our work for use on other sites
Modify our drawings without consent
Share materials with third parties for reuse
Editable CAD files remain the exclusive property of the company.
Unauthorised use may result in legal action.
All professional advice is provided:
In good faith
With reasonable skill and care
Based on the planning policy available at the time
We are not responsible for:
Planning authority decisions
Policy changes
Delays caused by third parties
Any indirect or consequential financial loss
Nothing in these Terms excludes liability for death or personal injury caused by negligence.
Our total liability for any claim shall not exceed the total amount of professional fees paid for the specific service related to the claim.
We are not liable for indirect or economic losses, including loss of profit or development potential.
