The Planning Application Process

A step-by-step overview of how planning applications are prepared, submitted and determined.

1. Establish whether consent is needed

The first task is to determine the lawful existing use and whether the proposed works require planning permission, another consent or fall within permitted development rights.

2. Review planning policy and site constraints

Relevant matters can include the adopted local development plan, the SPPS, any applicable retained policy, listed buildings, conservation areas, flood risk, access, ecology and neighbouring amenity.

3. Prepare drawings and reports

Applications typically require plans and forms, and may need additional supporting information. Requirements vary by application type and authority.

4. Submit and validate

The relevant planning authority validates the application and undertakes consultation and assessment. Missing information can delay validation.

5. Consultation and assessment

Planning officers consider material planning issues and representations. Amendments or additional information may be requested.

6. Decision and next steps

A permission may include conditions. A refusal may warrant reconsideration, amendment or appeal. Check the decision notice and all applicable deadlines.
